Young housing, young fill
Cottleville is a small city that grew quickly, and a large share of its homes were built in the last twenty-five years on graded pads. Engineered fill continues to consolidate for years after construction, and consolidation is rarely uniform. The result is the pattern we see most often here: a house under twenty-five years old with a corner that has dropped slightly, drywall cracks radiating from door and window corners, and no significant crack in the foundation wall itself.
This is not the same as a foundation failing. It is the ground beneath part of the footing compacting. The remedy — if the movement is ongoing — is to transfer that section of load to deeper bearing soil with piers. If the movement has stopped, monitoring and cosmetic repair is legitimate advice.
