Housing age drives the diagnosis
St. Peters grew fastest between the mid-1970s and the mid-1990s, so most foundation calls involve a house between thirty and fifty years old. At that age the original perimeter drain, if there was one, may be silted in; the first sump pump has been replaced once or twice; and buried downspout lines installed with the house are frequently crushed or disconnected.
Foundations of that era are typically poured concrete or concrete block. Block walls in this age range are the ones most likely to show the classic horizontal mid-height crack from lateral soil pressure, especially where the yard drains toward the house.
