    Why St. Louis basements grow mold every summer

    Mold needs a food source, a temperature range that most houses sit in year-round, and moisture. In this metro only the moisture is variable, which is why remediation here is really a moisture problem wearing a different name. St. Louis averages roughly 41 inches of rain a year, and July dew points routinely sit in the low 70s. When that outdoor air reaches a basement wall or a slab floor holding a steady 62 to 68 degrees, it condenses. No leak is required.

    That is the single most common call pattern we see described locally: a finished basement that smells earthy in July, dries out in October, and comes back the following summer. Opening the basement windows on a humid day makes it worse, not better, because it delivers more moisture to the coldest surfaces in the house.

    The second pattern is intrusion — a failed lateral, a sewer backup, a downspout discharging against the foundation, or an old clay tile line that surcharges in a downpour. The region's expansive clay soils shrink in an August dry spell and pull away from foundations, then funnel the next storm straight down the wall. In those cases the mold is a symptom that shows up two or three weeks after the water event.

    Missouri does not license mold remediators — plan accordingly

    Missouri has no state licensing program for mold assessment or remediation, and neither the EPA nor any federal agency certifies remediation companies. Any "certified" claim you see refers to a private credential such as an IICRC certification, which is real training but is not a state license.     The practical consequence is that the burden of vetting sits with you. Ask whether the firm doing the testing is the same firm doing the removal. When one company both diagnoses and sells the cure, the incentive runs one direction. Independent assessment from a separate industrial hygienist costs more up front and frequently saves more than it costs on a large job.

    Also ask for general liability insurance that explicitly does not exclude mold or fungal claims. A standard contractor policy often carries a pollution or fungus exclusion, which makes the certificate you were handed close to meaningless for this specific work.

    When testing is worth paying for — and when it is not

    The EPA's long-standing position is that sampling is usually unnecessary when mold is visible: if you can see it, the answer is to remove it and fix the water, regardless of species. Paying several hundred dollars to learn the Latin name of something you are going to remove either way rarely changes the scope of work.

    Testing earns its keep in three situations. First, when there is a persistent musty odor but no visible growth, and you need to know whether the source is behind drywall, under carpet pad, or in a wall cavity. Second, when a household member has asthma or is immunocompromised and a physician has asked for documentation. Third, when the issue is contested — a real estate transaction, a landlord dispute, or an insurance claim — and you need a defensible third-party report with pre- and post-remediation clearance sampling.

    Air sampling without a matched outdoor control sample tells you very little. Spore counts indoors are meaningless in isolation; the comparison to same-day outdoor air is the entire point of the measurement.

    What a legitimate remediation scope looks like

    A real scope starts with the water. If the written proposal does not identify a moisture source and a correction for it, the mold is coming back and you are buying a cleaning, not a remediation. In this metro the correction is usually regrading and extending downspouts, sealing a rim joist, repairing a lateral, adding a properly sized dehumidifier set to hold relative humidity under 50 percent, or a combination.

    For anything beyond a small area, the crew should build containment with poly sheeting, run a HEPA-filtered negative air machine venting outdoors, and use HEPA vacuums. Porous materials that are contaminated — drywall, carpet pad, insulation, ceiling tile — get removed and bagged, not sprayed and left in place. Semi-porous framing gets HEPA-vacuumed and damp-wiped, and may be sanded or soda blasted if staining is heavy.

    Be skeptical of fogging or "encapsulation" sold as the primary treatment. The EPA does not recommend routine biocide use in residential remediation, and an encapsulant painted over material that still has an active moisture supply is cosmetic. Encapsulation has a legitimate narrow role on cleaned, dried framing in a crawl space — as a finishing step, not as the removal step.

    For jobs under about 10 square feet, the EPA explicitly says most homeowners can handle the cleanup themselves with basic protective equipment. A contractor quoting four figures for a patch of surface growth on a rim joist is worth a second opinion.

    The fix that actually holds in this climate

    Remediation without dehumidification in a St. Louis basement is a subscription. A properly sized unit — sized to the space, drained to a pump or floor drain rather than a bucket that nobody empties, and set to a humidistat target below 50 percent — is the single most effective control available. Run it from roughly May through September; most units cost $30 to $60 a month in electricity over that stretch.

    Outside, the cheap work matters most. Extend every downspout at least six feet from the foundation, keep grade sloping away for the first ten feet, and clear window wells. Inside, insulate cold-water lines and any ductwork that sweats, and confirm bath fans actually vent outdoors rather than into a soffit or attic. A dryer venting into a crawl space will defeat everything else you do.

    If the basement floods during heavy rain rather than merely feeling damp, the mold work is premature. Address the water path first — sump, drain tile, lateral, or grading — then remediate.

    Testing vs. remediation: how to decide what to actually buy

    Testing and remediation answer different questions. Testing tells you what is present and whether cleanup worked; remediation removes the material and corrects the moisture. Buying them in the wrong order — or from the same company — is where St. Louis homeowners most often overpay.

    What a real mold inspection should include

    • Ask whether the inspection includes moisture-meter readings of walls, floors and trim — not just a visual walk-through.
    • Confirm any air sampling includes a same-day outdoor control sample taken at the same time; indoor counts alone are uninterpretable.
    • Ask where samples are analyzed and whether the lab is independent of the remediation company.
    • Get the report in writing, including the moisture map, sample locations and lab results — not a verbal summary.
    • Ask whether the inspector also sells remediation services, and get that answer in writing before the visit.
    • Confirm the inspector will identify a specific moisture source, not just note that mold is present.
    • Photograph every affected area yourself before the visit, with dates, for insurance or dispute purposes.

    What to photograph and how to log humidity before you request quotes

    Remediation quotes vary wildly in this metro largely because contractors are pricing uncertainty. A homeowner who arrives with dated photos, a moisture history and two weeks of humidity readings gets narrower quotes, fewer "we will have to open it up and see" line items, and a far stronger position with an insurance adjuster. All of it can be done with a phone and a $15 hygrometer.

    What to photograph before anyone visits

    • Wide shot of the whole room first, so every close-up has context. Stand in the doorway and capture floor-to-ceiling.
    • Close-up of each affected area with a tape measure or a common object in frame for scale — adjusters discount "a large patch" and accept "14 inches across".
    • The bottom two feet of every wall in the room, even clean ones. Absence of growth on three walls is itself diagnostic.
    • Rim joist and sill plate along the exterior walls, and the underside of the subfloor if accessible.
    • Any staining, tide lines or efflorescence on foundation walls — the white chalky residue marks where water has moved through the concrete.
    • Carpet pad, baseboard backs and drywall backs if anything has already been pulled up. The back side usually shows more than the finished face.
    • HVAC components: the air handler cabinet interior, the condensate pan and drain line, and the first few feet of supply duct.
    • Under every sink on an exterior wall, plus around the water heater and washer connections.
    • Outside: each downspout discharge point, the grade within ten feet of the foundation, window wells, and gutter overflow marks on the siding.
    • The same exterior shots again during or right after a heavy rain — this is the single most useful photo most homeowners never take.
    • A photo of any prior repair paperwork, sewer lateral invoice or insurance claim related to the same area.
    • Turn on the flash even in a lit basement; mold texture disappears in ambient light.
    • Leave location and date metadata enabled on your phone camera, and do not crop or filter the originals — edited images are easier to challenge.
    • Take a short video walkthrough narrating what you smell and where, then keep it. Odor is evidence you cannot photograph.
    • Do not clean, spray or paint anything before the photos. Bleaching a wall destroys the record of what was there.
    • Store everything in one dated folder and share it as a link with every contractor you contact, so all quotes price the same scope.

    How to document humidity conditions

    A single humidity reading proves nothing. What tells a contractor whether you have a condensation problem or an intrusion problem is the pattern over two weeks, indoors versus outdoors.

    1. 1Buy an inexpensive digital hygrometer that shows both temperature and relative humidity. Place one in the affected space, roughly three feet off the floor and away from vents or exterior doors.
    2. 2Place a second unit on an upper floor, or note the outdoor dew point from the National Weather Service St. Louis forecast page each day, so you have a comparison.
    3. 3Record readings twice a day for at least fourteen days — morning and late afternoon — with date, time, temperature and relative humidity.

    What your readings are telling you

    • Basement relative humidity consistently above 60 percent through the summer with no rain correlation is a condensation and dehumidification problem, not a leak.
    • Spikes within 24 to 72 hours of heavy rain point to bulk water — grading, downspouts, a window well, or a failing lateral — and the drainage work should come before remediation.
    • Readings that stay under 50 percent while a musty odor persists suggest a hidden wet cavity rather than general humidity, which is one of the few cases where testing before demolition is worth paying for.
    • A sharp indoor humidity rise while the AC runs usually means a condensate pan or drain line problem in the air handler, not a foundation issue.

    • Request the general liability certificate and check for a mold or fungus exclusion.
    • Get the scope in writing by room and material — what is removed, what is cleaned, what is left.
    • Confirm containment and HEPA negative air are included for anything larger than a small patch.
    • Ask what humidity target the basement should hold afterward and how it will be maintained.
    • For contested or health-driven jobs, budget for independent post-remediation clearance testing.
    • Photograph everything before work starts, especially if an insurance claim is possible.
